New investor looking for mentor

Hey all. Newbie here and I live in the the Augusta, GA area with my wife and 2 kids (one more on the way). I'm a physical therapist but have been reading the books/listening to the podcasts on REI for rental properties and am now starting to attend the REIA meetings this month. I love my job and I'm not trying to create an empire to leave my current job (yet). However, I do want to have a business that is more of a family business when my kids are older so we can do it together. I really want to acquire the properties for the appreciation (to give my kids a property or 2 one day) and a little side money. Most of my capital is wrapped up in partnerships with my company so I don't have a lot of liquid.

Any advice for a newbie seeking out a mentor or investor in my area? Right/wrong things to say? I have different skills that i can offer as value and don't mind working hard for the person(s). In my dream world, I would have someone front the money, i buy, rent, rehab, refinance and they can keep all of the profits and I keep the house. then repeat, ya know? Any thoughts on offering that? Any advice is much appreciated!
