Brand new and ready to learn all I can

Hello all,

My name is Ricky and I live in Southern California and am just getting into real estate investing. I am looking to learn all I can in all areas of the investment process, so any information that anyone thinks would be beneficial please feel free to share.

My plan is to start by investing in one single home residence and rent it in year one to better help me get a hands on physical experience in what it is like to have rental property. My goal as of now is to start building future equity with loan pay and appreciating (hopefully) and if possible monthly cash flow, but that is not necessary this time.

I have good savings and monthly income from employment. But would like to become more educated in all areas before purchasing anything.
