Intro + Tiny Cabin Home Village? YUP. Let's do it!

First Post. For months I have been quietly stalking the site without posting as I've had no real plans in the works and as a Newbie don't have much to contribute.

In those same months, I have been listening to BP's Podcasts that have really put me in a great investing/opportunity hunting mindset so HUGE shoutout to them... as I finally have a clear plan for my first investment.

As the title reads, a Tiny Cabin Village in a Popular Mountain Town that I will AirBNB from another state. Super simple first deal, right? lol

My wife (partner) and I have about $175K in equity in our home and plan to take out a HELOC for I imagine what they'd allow for, $125K or so... these funds will be used to build the Tiny Cabins which I've found a source for and estimate to be $35K each to build.

We are searching for and have found lots in the area we like that are close to attractions, subdivided into 3 parcels and have no restrictions, so that each lot can accomodate 3-6 Tiny Cabins (1 or 2 on each parcel). The lot will be owner financed until we obtain the HELOC and estimated to cost $30-40K.

Based on research we can rent each Tiny Cabin for $100-175/Night based on the time of year.... with a modest 10 Night/Month Occupancy, each Tiny Cabin should generate $1,000-$1,750 a month. Once we expand to 6 units

What is really appealing, is that we can start with one Tiny Cabin and expand/build more as we dial everything in and funds start coming in... the goal is to start with at least 2 Tiny Cabins.

So that's the plan in a Nutshell, fully executed we should be looking at these rough numbers:

Cost: $40K Land + $35K Tiny Cabin x 6 = $210,000 = $250,000 Total Investment

Profit: $1000-$1,750 Monthly Income averaged to $1,375/Month x 6 Tiny Cabins = $8,250/Month Income

That's it. Just wanted to put my plan out there and see if you seasoned pro's can spot any holes in my plans and/or make suggestions.

Things we need to focus on is getting systems in place so running these AirBNB's do not take over our lives. Does BP have a book on that?

*P.S. - I mean if you've made it this far... I'm Robert by the way, I am a Real Estate Broker in Naples, Florida. I own a small brokerage, mostly family run and have ALWAYS loved Architecture + RE Development, so needless to say, the thought of building my own income producing properties from scratch is VERY exciting to me. Investment opportunities in my market very hard to find, it's a seller's market and prices are very inflated. My plan is to strictly own rental properties, not flip.
