there's actually a lot of neighborhoods in Naples that offer homes outside of an HOA. However, narrowing them down to the ones that are a good fit for you will depend on your budget. Naples has MULTIPLE amazing beaches and countless attractions, a great city with generations of families that have been visiting for decades. Feel free to message me to discuss neighborhoods.

 I agree. My go to is Key Largo, as North as it get... I leave Naples around 6:30AM and I'm having breakfast in Tavernier by 9AM and diving the reefs in Key Largo by Noon. I also tend to visit for short periods - arrive early on a Thursday and leave Saturday morning to avoid the crowds.

I was also born and raised in Miami (Hialeah) - moved to Naples about 20 years ago as I couldn't take the traffic... I can't imagine how it is living there full-time now.

I’d be looking at Key Largo but that’s just cause I already live in Naples… a home here in Naples with “Gulf” Access is expensive, so it would really depend on your budget. Same does with Marco Island… you may want to consider South Bonita Springs, you may be able to still find a deal on a Hurricane Ian Damaged home but I’d be cautious of insurance on a home that previously flooded.

With that said, I live in a home outside of an HOA just 3 miles from the beach and a (nice) Public Boat Ramp… this may be a good option for you based on your budget.

Let me know if you have any questions about our Market, things to do when you actually get out on the water, etc… the Gulf is VERY different to the Atlantic side in the Keys.

I agree with Stetson, Bonita is a great option! However I wouldn't rule out North Naples itself... just South of Bonita but with great access to Vanderbilt Beach and Delnor-Wiggins State Park Beach which is my favorite beach in all of Naples. Your budget will be a factor in deciding on any of these areas but just thought I'd chime in and make the suggestion. Full Disclosure - I live in North Naples 3 Miles from the beach so my opinion might be a tad biased. But with that said there are some affordable Single Family Home and Condo options here... I try to advocate against the common misperception that Naples is extremely high end and not an affordable place to live. I'm in the Naples, Bonita and Marco market - a lot of options here within your budget that do not need any rehab and withstood Hurricane Ian well. Which would be my main concern... a lot of these hurricane homes are being renovated but not elevated to survive the next flood. My house, 3.5 Miles from Naples beach and Naples Park had 2' of water outside my door and about 6" got inside. If it would have been 6-8' like some these homes (mostly in Fort Myers or West of 41 near the Gulf in Naples) I would have sold my home and moved. Another concern is insurance rates on a house that was previously seriously damaged. When looking for STR's, I would also consider areas that are a 15-20 minute drive the beach... 30 minute walk to the beach sounds good but in the hot Florida heat, I can't imagine dragging my stuff 30 minutes to the beach and back. I do property management in Naples and most tenants are content being nearby and driving there. Naples Park is great but has become pricey.... come mid-April season is coming to an end and you may be able to snatch up a deal. Other areas to consider nearby are Willoughby Acres, Palm River, Bonita Shores... Marco is also amazing but even more seasonal than Naples so booking off-season may be slow. Hope this helps!

Something to consider and off topic - I'm in the Naples market and 98% of the condos here have some kind of rental restrictions and only maybe 1-3 condo communities allow AirBNB Style STR's (and they have extreme annual fees). Some condo communities actually don't allow new owners to rent for the first 1-2 years of ownership. Again off topic but if you are referring to "STR" as a 30 day term or less, I would suggest looking at SFH's with minimal or no rental restrictions. If you plan on renting the unit 30+ days at a time, you'll have plenty of options.
