Buying without title lien certificate in CA
Hi! I’m in the process of purchasing 2 properties in CA that were originally purchased in an auction so current owners don’t have the title lien certificate. The escrow companies ordered new titles, but it’ll take 45 days to get them and close. Nervous that my sellers are going to back out of these killer deals. My question is, does anyone have experience with purchasing a property without the title lien? Is there anyway to bypass the title? Any advice or guidance is much appreciated.
