Newbie in Colorado Spings

I am new to Colorado, moved here a few months ago after graduation college and I am looking to buy a house (just sold my first one in Missouri) to be able to live in a room and rent out the remaining ones. I just started listening to BiggerPockets and I cannot wait to dig dipper into the real estate world and to be able to learn how to create passive income. I am not sure if the first move would be to get my real estate license or if this is necessary at all. I have enough money for a down payment and debating if going for a fixer up (my husband is a plumber/handyman and would be able to do most of the work on it) or go with something newer and ready to rent out.

Anyway, I would love to connect with anyone around the Colorado Springs area and hopefully find an accountability partner that can help me make this first step!
