Wholesaling Properties - Newbie Here = Hi All! Happy New Year

Hello everyone and Happy New Year!

I am interested in wholesaling properties, not just in my home state of WA, but in other areas as well.  I have a business currently that is not related to real estate, however, my goal with wholesaling is to gain cash for long term investment properties without using retirement funds. 

I have watched the youtubers, read copiously and listened to audio books regarding real estate as investment. I am not a fan of guru culture, and wholesaling gurus seem very dependent on getting people with little or no money to buy programs intended to help them earn their financial freedom. 

In your opinion, is wholesaling a thing? Is it a good thing? How do YOU feel about wholesalers? 

I spoke with a realtor I know, and she said that she loves/hates wholesalers. They are pesky when not needed, but absolutely valuable when they ARE needed. She doesn't have suggestions for me regarding how to follow this forward into a viable business though.

I'd love to hear your thoughts on this aspect of investing. If you wholesale and have insights for me, I'd appreciate that as well.
