How do realtors get approved for loans under 2 Years

So I will be leaving the military in about a year and a half and plan on house hacking as soon as I get out (overseas so not possible right now). I plan on becoming a realtor, that being said everything I am reading I need 2 years or at the least 1 year of stable commission history. My wife will have a W2 job hopefully bring in about 50-55k a year, we have one rental property and plan on purchasing one more rental in the next months. So what do realtors do to get approved for loans since my DTI probably will not be eligible for a loan since I will not have the commission history? Thanks
