New Member in Northern Colorado

First and foremost I want to say that I stumbled upon the site a few days ago and what a vast amount of information and knowledge there is on the site. I'm so glad I found this site.

A little about me: I am an entrepreneur, I've always owned my own businesses and/or worked for myself. I have always been intrigued by real estate investments and at this point in my life I'm looking to make the plunge. My fiance and I both owned our own houses so when we got engaged we put her house up for rent. Cash flow is about 300/month. We got lucky in that we both bought good houses that can be used as rentals in Fort Collins.

I would love to pick some of your brains about the best practices and if you happen to be in the Northern Colorado/ Denver areas and you don't mind helping a newbie out I would be more than willing to do grunt work at no charge. I'm sure there are tons of people every week that make these kind of statements but I work from home so I have the ability to spend hours doing research, finding deals, going to properties etc. I just would love for someone to learn under. The knowledge I would gain would be far more valuable than any compensation at this point.
