Looking for connection in Chattanooga area
Hi Fellow BP Crew,
My wife and I recently relocated to Cleveland Tennessee. I am very new to this world and doing my best to dive in. We are currently looking for a single-family or multi-family home to flip. I would love to connect with anyone in the Chattanooga area to get more insight and a better understanding of the lay of the land. Any resources you are willing to share would be greatly appreciated as well. Even if you are not in the area I would love any advice as to how to go about evaluating a new city for investment opportunities.

I am a new comer to the real estate world as well, though I’ve lived in and around the Chattanooga area my whole life. I’d be happy to discuss different neighborhoods and advantages/disadvantages. @Matt Ramirez Hey Matt, I'm relocating to Dalton, GA at the end of December and moving my RE agent business there and plan on buying some BRRRR properties and doing some flips myself
Hey Matt, I just recently moved here from Las Vegas and got a job transfer. I'm actually in contract on a duplex right now after just getting here 2 weeks ago. Didn't plan to buy so fast. Anyways, there are a few parts to consider and obviously you mentioned you want to flip. Plenty of opportunities here as there are MANY vacant houses and lots (empty land) here. More than I'm used to seeing at least. I am a mailman, so I am very aware of the area here so far. I am delivering to a low income area but living in a B+ neighborhood. My duplex is in a C+ to B neighborhood. The market is pretty hot here but is not too competitive and many are over pricing. Don't be afraid to come in low or a bit lower. I plan to buy more multi-family as a long term hold but if this market gets over priced as I expect it to over the next 10 years I will consider selling. Obviously the nicest areas are Signal Mountain, Lookout Mountain, the Ridges, etc. But there are many others that are doing well here. I particularly like the Red Bank and Hixson area. Depending on your budget/plan may be your determining factor on where to start here. There are definitely not enough enough investors or sellers as a lot of these multi families are vacant!

@Travis Jacobs you just hit the ground running, I love it! That is also very encouraging to hear you are seeing so much out there!
I’m here in Chattanooga too. There’s plenty of meetups happening every month (in person and virtual). The best thing I can recommend is hopping on Facebook and joining all of the free groups for the area.
Some of the meetups have slowed down for the holidays.
The "not REIA" group is still meeting in person in Chattanooga at least once a month, this Saturday, and virtually every week. Feel free to ping me to chat.

@David Nacco how did the relocation go? Are you actively investing or flipping in Dalton, GA?
So interested to hear how the 1st year has treated you in Chattanooga. My wife and I are planning to relocate there or Knoxville in the next 30 days.
@James Andrews I've heard great things about Chattanooga bit nothing beats Knoxville!!! Looks at the stats, Relocation numbers and growth. It's amazing!
