Young & Determined Investor

Hello, I am a twenty two year old in the Massachusetts-Boston area looking to get involved in real-estate and being financially free by 45. I have no physical experience in real-estate but have a general idea as my father is a realtor/agent for a local office. I love my father but he does not have the same drive as others around him or myself to get to where I would like to be. I have interests mostly in rentals commercial and residential, wholesales and flips. I have read books like Rich Dad Poor Dad, 10x and Think and Grow Rich so I understand the cash flow and mindset part and practice it daily. Now it is time for me to take the action and start putting knowledge into play. Any advice is appreciated and can provide further contact info. Thank you in advance!
