New investor to the Chicago area

Hey guys my name is Julio I'm 20 years old trying to buy my first deal I live in Lansing IL and am looking to buy around the Chicago area .im not completely new to the game I've been helping my mom out for the last 2 years with her houses, help her out and we both learn together along the way. what I am going to do is start direct mailing because of the low inventory. I have a decent amount of cash in hand a little less then 33k can't get loans yet just got my first credit card not to long ago. So if I am to get a lead would it be good to find a partner or wholesale it to another investor? I would like to do a sellers finance but I do know that can be a little hard. Open to any discussions and ideas thank you guys!
