Hello,

I'm a long-time reader, first-time poster to BP and am very impressed at the wealth of information and willingness of others to reach out and give a helping hand.

A little about me - I've lived in the Charlotte area for about 7 years now and love it here (minus the pollen count this time of year). I've always been interested in REI but have been wary to make the first step for risk of losing capital. Well, about 3 years ago fate made the decision for me - my wife and I were running out of room in our condo and decided to move into a bigger rental house. The market at the time would have forced us to sell at a loss, which was out of the question. We decided to rent the property until the market turned around and I've learned a lot over the past few years (expenses, PM, taxes, cash flow, etc.). All said and done the property is basically a wash - rents cover all expenses (including principal and interest on mortgage) with no cash flow.

At this point I have enough confidence/experience to start being more active in REI. My #1 goal is to create as much positive cash flow as possible on rental property and educating myself on how to accomplish this.
