Hello all! I'm a new investor from Jackson, TN. I'm a radiologist as my day job. The website is great! I've listened to all the podcasts and read about half the books on the recommended reading list. My primary goal is buy and hold (with property management) for long term wealth building. I have a bit of cash available but haven't been able to find any decent deals. Jackson is a small city and doesn't have a real estate investors club that I can find. Any suggestions for finding deals (or a mentor) besides scouring the MLS or direct mail?

Thanks for the help.
