I'm a beginner! Help Please

Hello BP Members! My name is Cristina, I'm new in this business. I'm trying to learn as much as I can. I've found a good property (I think so). Is a Foreclosure. I will send a letter to the owners. After the analysis with Bigger Pockets tools I don't think this is a good investment for rental, but I'm sure other options could work. Any Advice' Thanks!!!!
