General Questions in regards to Investing in Rental Properties.

Hey, So I've been looking into real estate for a better part of a year. Trying to come up with knowledge by reading books on renting properties. I already have a solid idea of where I wanna start and how I will go about renting. I even have the means to fund my first property once I find the proper unit. My questions have to deal more with proper education and licensing.

1) How much is "Too Much" for Pre-Licensing Courses. Are they needed right away?

2) What steps should I take as far as furthering my education in this career as far as College? I know many say schooling isn't needed but, also say it definitely is a good addition. So what courses should I look up as far as making sure I have little to worry over when it comes to Litigation and the uglier side of property renting/owning.

As of now, those are my two basic yet, important questions I have for you guys. Thank you for taking time out of your day in order to read and (hopefully) reply to this post!
