SouthEast D.C. Newbie Seeking Guidance

Howdy BP regulars, I'm fairly fresh to real estate and this is my first time really engaging with this community. I am looking to purchase a property in the next 3-4 months around the southeast D.C./Arlington area as I will be working out of Joint Base Anacostia Bolling. Everything I have learned so far from the content and podcasts is difficult to follow in this area. I am open to any strategies people have found successful, and any pointers from experienced folks who wouldn't mind sharing. I have low 700's credit, about 30-34k saved and a solid, reliable W-2. Thanks!
