What do you think about this duplex in Central Fl?

Purchase Price.....215,000 (conventional finance, 25% down)

Cash Flow...12,279

CoC...19%

No rehab needed....995.00 each side (1981 concrete construction).

I think the #'s are correct.

Concern:  Its in a C neighborhood full of competing duplexes (some run down, driving down the value)...I would like it to appreciate but probably will not...not a deal breaker (buy and hold).
