Hard money lending advise

I recently had the privilege of speaking with two hard money lenders that I found on BP's website. They both were very helpful knowledgeable and kind.

After going over figures and options, one of the agents stated that I would need about $45,000 of liquid assets.

Am I missing something? I have construction background, property management background, but no liquid assets.

Please, any advise how to get my real estate investing of the ground would be hugely appreciated.
