New here from Omaha, Nebraska. I'm 20 years old, and currently own and operate a lawn care company here. I've been doing this for 5 years, and feel it's time to move onto my real passion, which is real estate. I've watched and helped my dad dabble in real estate, and have learned that it's something I really enjoy. My dad mainly bought distressed property, fixed it up, and rented it long term. He currently has only 2 properties because of being very busy the past few years. I have helped him in every aspect of it, and love it!

I had an opportunity approach me about a month ago. I family friend is moving out of state and lives in a property that needs some work. Fortunately it's in a very good area, and only about 2 minutes from my house. The owner is just looking to walk away from it, and just make enough to pay off the mortgage. He owes 109k, and the property is worth 150k in good shape. Needs approx. 8-12k in repairs. I feel like this would be a good start for me in real estate. I'd like to buy this, rent it out for a couple years, then eventually move into it, and continue to buy more property. I will definitely be surfing the forums for info, as there looks to be a TON of it.
