Hire Buyers Agent

Hi my name is Cynthia. I have been a licensed Realtor since 82 and for the first time I'm considering hiring a buyers agent. I specialize in a community (senior) and I'm so busy I can't keep up with all the leads (getting old I guess). I'm wondering how it works when you hire (?) a buyers agent..can anyone advise me other than put it in writing? I need to know specifics..like splits, do I share my listings or can I have him/her just work the open houses and buyer leads? Thanks!
