New to this ! Any Advice ? Books, etc where to start ?

Hi all! I am new to this Real Estate Investing thing. I am currently co-owner of a business I would like to walk away from - it's not my passion anymore. I came across bigger pockets and I am hooked. I have been listening to SO many podcasts, watching forums etc. 

I am a mom of two 10 month old twins, we just moved into a house and I am about to rent out my old condo. I believe I am ready to start looking for multi-family rentals. My fiancé' owns a painting company and he is also interested in investing. Big dream is to obviously have passive income and do something I love / help others and to own my own beach house before these girls are in high school and to be able to travel with them while I am still young-ish ! (lol too much ??) 

My fiancé has an uncle that is looking to put to work some of his money and invest in property/ rentals / flips  and so on - and wants us to do the work.  -- coming to the conclusion that we should maybe look for a deal and offer him a fixed return on his money until we feel out the situation further. 


I am currently overwhelmed with all of the info that's out there, being told to focus/niche down but never turn down a deal --etc etc. 

Here's my question...

Where do I start to find a deal or just to get into this with taking ACTION ? 

Networking ? Driving for dollars ? I have entertained getting my Real Estate Liscencse in PA 

Any advice is appreciated !  Already loving this community !
