Sell or Rent my primary residence

Hello BP,

This is my first post and I am new to the website/real estate investing. I have been in my current home for almost 6 years (Mechanicsburg, PA). We purchased the house for $136,000 and recently had it appraised at $180,000. My current mortgage is $830/month with total expenses (HOA, garbage/sewer, insurance) totaling $1,049/month. I'm not sure what direction to go. Sell the property and purchase a larger home for my growing family, or keep it as a rental (Townhomes in this area rent between 1,200-1,300/month). I'm sure I'm missing some key numbers for a proper analysis, but if anyone has any suggestions I would appreciate hearing what you have to say! Thanks in advance!
