Purchasing land for lease and "glamping"
I'm a 35-year-old teacher from the Ozarks. My interests are not urban, but rural. My personal dream is to own a nice plot of 30-50 acres or so with a well or stream for myself where I could figure out how to hunt, build earthen homes, maybe herd some cattle. At the moment I only have around 50k in liquid cash. I use about 10k as emergency savings, I have 8 in the advanced car and "new roof" payments, and the rest is invested in VTSAX. In other words, I probably only have 20k I feel comfortable using as a down payment on a loan. However, if I needed to, I could prob get up to 100k.
I've noticed on AirBNB that there are several glamping packages available, so I was thinking if I got a good enough property I could invest in some yurts or Earthships for an "off the grid" experience. I could also lease the land to businesses that want to give rural-based workshops, camps, etc.
I can't find many resources based on this business plan on this forum. Has anyone done this? Is this a business plan that could help me accomplish my goal?
