Ohio or Indiana Properties

Hello Bigger Pockets Forum, I am currently a resident of the Phoenix market. I went to The Ohio State University back in the day and still have friends and family in Cincinnati, Toledo and Indianapolis.  The Phoenix market is great for growth but not for cash flow so I'm looking to build a team in one of those markets.

Admittedly, my weakness has been acquisitions and team building so please reach out if these are strengths of yours.

Hi Cliff -- I'm in Phoenix too.  I've got three properties in Cincinnati right now.  Purchased 5-7 years ago, with great returns.  Looking to build a team to buy more at some point as well.

@LeeYoder. I'd love to chat about Cincy MF and Apartment deals. I'll be in Cincy mid-August.  Thinking about selling one of my Single Family homes and interested in reinvesting in MF with the returns of that.

@Clifton Jones Hi! I'm an aspiring REI here in Cincinnati. I am just starting my education. One of my next goals is to practice analyzing neighborhoods and deals. (Finding comps, ARV, average rent etc.)

If you send me a couple neighborhoods you’re interested in and then the type of property, I’d be happy to send you the results of my research.

@Grace Navera Thank you, that would be so nice!  Part of my challenge is not knowing which neighborhood to search.  I never lived in Cincinnati and it's hard describing B neighborhoods sometimes.  Do you have any suggestions?

Are you starting out as a wholesaler?

Hi Clifton, my goal is to pursue a buy and hold strategy with a goal to buy my first property in 2021. I'm currently reading David Greene's BRRRR book so I'm thinking to emulate his strategy. I'll DM you to get details on what you're looking for.

Clifton,

Are you interested in properties in Indiana? I know someone who has a program that allows long distance investors to buy out of state. They do everything for you, so you don't need to worry about how you'll accomplish everything. It might be worth your while. Good luck.

 Yes, team building is the most important part of OOS investing. You should get with a Realtor that can give you a good property manager, lender, and contractor list in their local market.

You should look into the Columbus, Ohio market since you went to school at The Ohio State University.
