Searching For a Hard money or Private money lender

Hey guys, so I've been presented with the situation that I can inherit my parents house after their divorce for less than 20% of the home value. My parents just want money to move, I am looking for someone to lend me about 45%-55% of the home value and with that I will be able to fully renovate the home and rent it out for over $1000 of cash flow a month. But this is where I run into a problem, I have never done a residential flip (I flipped a mobile home once) and I have never had an actual job because I was going to school as a physics major at FSU (only part time gigs) . This property is a very promising property in the path of development and it is close to Disney World as well as the NBA bubble. I was wondering if you guys had any recommendations to lenders or any creative financing ideas. Im a very smart student and don't want to miss this opportunity to land my first home and finally start my real estate investing path.
