What Is Your Process for Analyzing and Area??

Good Morning BP Community!

I'm a newbie investor in Cincinnati and hunting for deals. I wanted to ask some of the more seasoned investors on BP what their method is for analyzing an area they are interested in investing in. I know that after you've been in the game a while you develop an eye for small things that are signs of progress or a healthy market, and as a business minded person you have probably refined a way of analyzing these areas quickly. 

I was hoping you all could share this golden knowledge with some one new and eager to start off on the right foot.
