Purchasing my second rental

I currently have a rental property in Fort Collins, Co. I'm very interested in purchasing a second rental but don't have a lot of money for a down payment. I'm interested in doing a cash loan. Any tips or advice would be greatly appreciative! I have been listening the bigger pockets podcast and currently reading The Ultimate Beginner's Guide to Real Estate Investing, but would still love to hear from anyone out there that has experience.
