New House Hack - Toronto

Hi Everyone, I'm new to BiggerPocks. I'm Candice, I live in Toronto w/ roommates and interesting in getting into my first house hack.  If I must have roommates in this city I might as well own home. I spoke with a mortgage broker to get an idea of what I can afford, she said my credit is fine but I can qualify 400k - 450K. Recommends I look at cities like Berrie where its chapter.

I don't particularly want to move out of the GTA.  Alternatively, She recommends getting a higher salary of $100K + per year and coming up with 20% downpayment. That's crazy I can't save that much downpayment and looking to get into a home sooner 

I'm a first time home buyer and have around  30K saved towards a downpayment

Does anyone have other strategies/tips to get into the Toronto housing marketing without a crazy downpayment of 100K?  Would love to hear your stories of first-time investments tricks. Thank you Would love to hear what you all think.
