Investing as a foreigner

I have been working abroad for the past 3 years and have finally decided to start investing. Scrolling through my podcasts I stumbled across bigger pockets and thought that this might be my opportunity to gain some knowledge about the industry. 

Being South African and working overseas I have next to no knowledge about investing in the American real estate industry. I hope someone could give me some advice on how to take the steps into the industry. 

I have been earning dollars whilst working it has been placed into an American bank account. I have recently gotten engaged to an American but have not started the green card process. How would one go about transferring money. 

Th property will be in her name until we get married. 

Can anyone help give advice on how to go about buying our first property together without jeopardizing our future.
