Out of State Investing

Hi BP forum,

I'm considering purchasing an investment property in Pittsburgh but currently live in Boston. This would be my first time buying out of state so I was wondering if anyone has advice on being a distant-owner. The numbers look solid (+$500/mo cash flow & 8% ROI) which that includes using a property manager, so I feel pretty good about the investment. Just wanted to see if I might be overlooking something.

Any advice here is greatly appreciated.
