Looking for first deal near Beaverton Oregon

Hello BP! 

I've been listening to podcasts and reading up on real estate off an on for a couple years now. I'm ready to take the jump and get this journey started. I'm in the Beaverton Oregon area and just looking for any suggestions, comments, experience, etc. that I can get my hands on. I've been out to a few properties so far and haven't found something that jumps at me as a good option. I've tried putting a few in the calculators and feeling more comfortable as time goes. 

One I looked at today was in an awesome area, but it's a complete flip. I still think there could be profit there, but I would have to live in the house I flip and this one is just too rough. I have my wife and a 9 year old that would have to survive that lol. Anyways, let me know where all my Oregonians are at!
