Sounds like you found a few good ones to follow up on. Let me know how they go for you. I'm thinking of getting into wholesales in the area as well, but might get my real estate license first to avoid legal troubles. Do you have your license? I've heard a few debates in these forums that you need a real estate license because Oregon considers wholesaling "practicing real estate".

@Cory Carlson I've just heard (haven't looked into it yet) that once you get moving with multiple properties, there's nomany reasons to have it. So if it wasn't necessary then I was going to pass on it. I'm definitely not opposed to getting it though. If it adds something useful for me then maybe I should.

Is a real estate license required to wholesale in Oregon? I've heard arguments for both sides. I don't really WANT to get my real estate license, but I definitely will if it will help me get the ball rolling.

@jj, I haven't looked in Coos Bay, but I've been down there before for a vehicle purchase. I'll check out the area. My first property is probably going to be a live in flip, but I'm trying to learn more about long distant projects. With Coos Bay being driving distance, that might be a good intro area. Thanks for the tip!

@Cory Carlson I have done a lot of house repair/construction in my past and have worked for a GC. Right now I'm and engineering tech, but I do believe I have the skills sets to do a flip. I'd be lying if I said a full rehab as my first property doesn't scare me lol. My first thought was to find something I can live in and fix up, so I'm glad you mentioned that. Still learning how to make teams and group with other investors, but I'll keep that in mind. I appreciate the feedback!

@Jared Hampl That's awesome. That's basically what I'm trying to do for my first deal. I'm also interested in wholesale, but need to learn more about it. I've heard 50/50 that it's illegal unless you have your real estate license. So I might get that. 

EDIT: Have you been to any of the NW REIA's?
