Hello everyone, newbie here.

A little about myself: I’m 26 years old and working in the financial services industry. I’m living in San Diego, CA (North County). I went to school in Texas, so naturally I find myself most interested in the California and Texas markets to begin my real estate investing journey.

Ideally, I would like to start with house hacking and utilize an FHA loan in San Diego or even a little North of San Diego in the Orange County area. I have a good amount of cash saved up for a down payment and two potential partners to invest in properties with.

However, finding a SFH or multi family property at a good price in the San Diego / Southern California market looks like it will be challenging. I would love to hear from others who have experience with house hacking in a competitive/expensive market like Southern California.

After house hacking, I think I'd like to invest in rental properties out of state to buy and hold. Mostly due to the difficulties that come with investing in California.

With that said, I have already learned so much in the BP forums and through BP books and podcasts. I’m excited to keep learning as I start my RE investing journey.
