@Maxwell Ventura

Thanks for the detailed response, Maxwell! I really appreciate it.

As you and others have recommended, I definitely will look into Oceanside and Vista. I'm not locked into staying up north. Would be best for my commute but I'd be willing to live for a year with a longer commute for the FHA loan. If the right deal were there, I'd go further south or north.

That’s great perspective on cash flow. Admittedly I’ve been a bit caught up in it when evaluating properties using the rental property tools on here.

This was very helpful. Thanks again!

Smart to start locally with a house hack before exploring OOS. House hacking is definitely possible here, people do it here everyday including myself.

Thanks for the info, Twana. I will definitely look into Oceanside, Vista and Escondido. And that's great to know regarding the self sustaining requirement. Encouraging to hear you have had success in house hacking here. Thanks again!

Hello everyone, newbie here.

A little about myself: I’m 26 years old and working in the financial services industry. I’m living in San Diego, CA (North County). I went to school in Texas, so naturally I find myself most interested in the California and Texas markets to begin my real estate investing journey.

Ideally, I would like to start with house hacking and utilize an FHA loan in San Diego or even a little North of San Diego in the Orange County area. I have a good amount of cash saved up for a down payment and two potential partners to invest in properties with.

However, finding a SFH or multi family property at a good price in the San Diego / Southern California market looks like it will be challenging. I would love to hear from others who have experience with house hacking in a competitive/expensive market like Southern California.

After house hacking, I think I'd like to invest in rental properties out of state to buy and hold. Mostly due to the difficulties that come with investing in California.

With that said, I have already learned so much in the BP forums and through BP books and podcasts. I’m excited to keep learning as I start my RE investing journey.

Looking forward to connecting more!
