Where to start? advice & criticism welcome

Hi All,

I have been in the rental industry for quite awhile, I manage a large multi-million dollar luxury asset. I want to own one eventually. I've done everything imaginable in multi family rentals and want to stop working for someone else. I am interested in fix and flip and buying rental properties. I have read a lot of threads from various people on here and have found that this forum has tons of knowledge and experience. Thinking back to when you first started putting everything together, what are some of the first things you would recommend to ensure success or wish you would have done?
