Buyer's Agreement Fees

Hi all - I hope you're doing well!

I'm about to start looking for an investment property. The real estate agent is asking for $495 as part of the Buyer's Agreement and the amount is due at settlement. Are those standard fees? when I bought my first house 4 years ago I don't remember paying something like this.

Would love to hear your thought/experience.
