Hi Everyone,

I'm wrapping up with my MD RE license and look for a brokerage to hang my license. I'd like to represent myself on deals and not work with clients in the traditional sense.

Any recommendations for brokarges that support that and maybe some that offer a flat fee?

Thank you!

Hi All,

Does anyone tried using the tiny cabins concept on their property? We are trying to think about ideas to generate cash flow out of a 18 acre plot land nearby to offset mortgage payments.

Thank you!

Thank you @Mason Moreland. I assume the data center play will be very similar.

Hi Shafi,

Data centers picked my interest as I was reading that PG County is trying to draw investors to develop data centers in the county just like NOVA (https://www.pgcedc.com/datacen...) -what does that entails? buying land and selling it to Microsoft or is it on me to build a data center that will be leased/acquired by the likes of Microsoft?

I'm also interested in Solar projects. From my research I learned that mid-sized solar companies are buying land/land with "sort of" developed solar infrastructure (not sure what does that mean yet) from "two guys with a truck" -> continue developing it -> flip it to a larger solar company (https://www.businesswire.com/n...)

Hello,

I'm in the process of buying a new primary residence. I want to turn my current home which I have a mortgage on to a rental.

1. It is my understanding that I can qualify for a second primary residence mortgage but not sure if that restricts me from renting it out. Any thoughts?

2. OR do I need to refinance my current mortgage to an investment property mortgage to operate the house as a 365 day rental?

Thank in in advance for your help!

Hi All,

Hope everybody had a great holiday weekend! I'm taking my first steps in real estate investing and looking for a tax professional who I can consult with.

Thank you in advance!

Hi all - I hope you're doing well!

I'm about to start looking for an investment property. The real estate agent is asking for $495 as part of the Buyer's Agreement and the amount is due at settlement. Are those standard fees? when I bought my first house 4 years ago I don't remember paying something like this.

Would love to hear your thought/experience.
