Where to buy investement rentals

I love the Grand Rapids area, but getting a little pricey. Was wondering about the Muskegon Heights area. I'm an overseas contractor and im home for 6 weeks at a time and then go back for 6 weeks. I love doing most of the work myself,  I'd  like to get enough rentals to end up staying home for good. Any suggestions on a good area. Or who to talk with to get started? 

Example of past work. I purchased a home in ionia, Mi in APR,2015 for 82k put about 15k into it. ( all work done by me including tile showers, vinyl plank flooring, counter tops, doors, trim work, new wooden cased steps, built in shelving and more. Then sold it for 140k in 2019 . The money was nice, but i want some passive income😀.
