How to attract capital partners for BRRR

Hey BP!

This is my first post into one of these forums.  Excited to learn from everyone here.

Ive been wanting to BRRR and grow a SFR portfolio. Ive been an agent now in AZ for 3 years and just got licensed in UT. Ive done roughly 30 wholesale deals over the past 2 years and 20 traditional residential closings. My goal is to own 2 SFR rentals by the end of the year in AZ.

I have $20,000 to invest into real estate in my local market.  I find deals often from my wholesaling background but don't have the capital to close on any and have the budget to rehab.  

What is the best way to seek out passive capital partners to help fund these deals? Im looking for 1 or multiple partners to commit $150,000 total. Im looking at returning a 10% preferred ROI to my capital partners. For flips I'm returning a 10% preferred return + 50/50 split on profits.

Im young and am looking to get started as an investment property owner.  ANY advise would be much appreciated!  Thanks!
