NEWBIE need suggestion

Hello I am new to real estate and found a rental property for which the COC ROI is coming up at 19.9% and the real problem is i have no job and low credit so please suggest me some options to go ahead to buy this property. On a positive note my brother in law said he will co-sign if needed.
