Real estate agent/rookie investor in IL looking to build team

My brother and I are looking to find a distressed property to add to our portfolio. We have one rental property currently and we are going to fix up my current residence and rent that out as well, we would have about 900/mo CF and about 120k in equity after getting my place rented. We want to use that equity to make a cash offer on a single family home or even a multi-family home that would need to be rehabbed. I was looking for advice, recommendations on good contractors and other ways besides the MLS to find homes that are in need of rehabbing. I would be more than happy to offer my services as a RE agent to anyone that needs help, I'm licensed in IL and serve all of Lake county, Northern Cook, northern Dupage and eastern McHenry counties.
