To sell or not to sell now due to COVID19 impact

Two years ago we bought a townhouse way above the market price(20k). I like our townhouse and the location is premium but the HOA doesn't let us rent it out. Since I've always wanted to invest in rental properties. I see the recession as an opportunity to buy more properties at a decent price here in Denver. Unfortunately, I don't have the 20% for an investment property down payment, the only way that I can do it is by buying another property as a primary residence. I love this place (close to my job and a lot of amenities) but I don't want to miss a potential opportunity either. Should I sell? should I wait at least 6 months to see how the market behaves? I don't want to get a lock on a property for 10 or more years and see how I missed a great opportunity. Please advice.
