New to investing - what do I need to know before buying

Hi! We're looking to purchase our first STR investment property within the year. We have the location narrowed down to three places...Hilton Head, SC, Beaufort, SC, and Siesta Key, FL. I'm planning to go down and meet with realtors in all 3 locations in a couple of weeks to explore the locations, look at homes, and hopefully decide on one that we plan to move forward with, location not property. Any advice on what to ask? No reply is too basic. Thanks!
