Take Action or Play the waiting Game?

Good morning Everyone, 

I am new to Bigger Pockets was referred from a good friend so I figured I hop on to get different Indio and Perspectives 

 I’m on the fence whether my wife and I purchase a rental property to be landlords with tenants. 
Or wait to buy forever home with the market the way it is?
We know where we stand.
But just kinda unsure if we get the rental, how much or will we be effected on getting the home we want if the market drops? 
I would like to hear perspectives
