Southern California Newbie Interested In OOS Investing

Hi BP community!

I'm a 26 year old electrical engineer originally from Northern California but currently living and working in the Los Angeles Area in the aerospace industry.

My plan is to BRRR my first property out of state BY early 2022. However, l'm also open to a more basic rental property strategy for the first time around to get a better grasp of the entire financing process.

Having just finished paying off some debt, I will now turn my focus on building a good capital reserve. I have a pretty decent monthly net income but plan on increasing it further by downsizing from a 1 bedroom/1 bathroom apartment to a studio (I've realized I barely use the living room area during the week anyway, so much of my current space goes unused). During this time I'll be absorbing as much as I can from books, podcasts, webinars, and the experiences posted in these forums.

Took advantage of a post-webinar promo to upgrade my membership... which I know will push me to hold myself accountable to my REI goals. Hoping to also find a REI club in the LA area to begin networking in person eventually.

Well, that's enough about me. Any tips/recommendations on getting the very most out of the Pro membership, I'm all ears... err... eyes, I should say.

I would love to connect with anybody knowledgable and/or experienced on BRRRR or just simply out of state investing... whether or not you're based in California.
