Fresh out of college and need advice

I just graduated from Clemson University a couple weeks ago and now I am moving to Nashville TN for work. I have spent the last year and a half working as a licensed real estate agent in SC while going to school. I want to begin my investing career sooner rather than later especially since I have been studying REI for about a year now. I have found that the BRRRR strategy seems to be a great avenue for a young investor to get started. I just have a couple questions before getting started so any advice would be much appreciated.

1) Does anyone have experience in the Nashville market? It seems a little pricey so I was curious to see if other people had that same interpretation. 

2) What are the best ways to estimate rehab cost if you have no experience in that field. I also will not be doing the work myself so I need to calculate the cost for labor as well. 

3) It seems very intimidating managing contractors especially since I do not have any experience. Does anyone have advice on how they were able to successfully guide through this the first time they managed a rehab? 

Any other advice or personal experience that anyone is willing to share would also be very much appreciated. Also if there is anyone who lives and invest in the Nashville area I would love to connect that way I can pick your brain a little about Nashville. Hope everyone is staying safe.
