investment house interest rate

We are buying a new house in college station Texas for my daughter to live there during college she will have two roomates that will be paying us rent. My question is as a investment property what rate should i expect to pay ? Our credit is over 800, we are putting down 20%, my primary residence is paid off but i do have a vacation home with a mortgage
