Hello, my name is Aaron Hilgemann and I am 25 years old and live in Omaha, Nebraska. I am interested in Real Estate Investing as a way to establish solid income streams for myself and give myself independence. I am also attracted to Real Estate Investing because I can really be involved personally in this investment unlike other investments such as the stock market that have many external factors that you have no control over.
I am graduating in December with a Bachelors Degree in Finance so I have a good understanding of risk/return, tradeoffs, cash flow analysis, etc. I am lucky enough as well to have interned at a company that is bringing me on full time for the summer and after I graduate, so I will have a good source of capital I will be working with. I am aiming to buy my first house this summer using a VA loan (I am a USMC Veteran) and live in the house for a little bit while renting out a room or two to friends. My initial price range for this purchase is between $120k to $150k, the market is very competitive in Omaha for this price range but I am confident I will find a deal with persistence. From there I look to turn around the built up equity in the first house to acquire more properties.
My strategy is to acquire SFR's and smaller MFR's in area's close to college campuses and rent mainly to students. Since many students receive financial support from parents or the government I believe this can be a solid strategy, although I know there are risks involved with this strategy as well. I'm not looking to do much flipping but rather acquiring properties that are move in or near move in ready. I am not opposed to doing some cosmetic work but nothing too extreme. I am looking to start in Omaha but eventually expand to other college towns nearby such as Lincoln, Kearney, Ames IA, Brookings SD, Fargo ND, etc.
