New investor in LA looking to get started

Hey guys,

My name is Madhav, I'm a Data Scientist in LA. I've been in LA a few years and want to get into the local real estate market. I've finally gotten smart about my finances and I'm ready to start diversifying my income.

I've spent the past few weeks learning the basics, getting familiar with the rental calculator and started exploring my real estate market. 

Just so I'm transparent, here are my near term goals/current questions:

Goals:

1. Buy a Duplex under 500k

Questions:

    1. Is 10% down typical?

    2. What are typical expense costs?

    3. Are there any issues you run into with tenants? (typically low income areas)


    I'm really looking forward to getting involved within this community and learning from you all.
